Vaughan Real Estate Market – Q2 2026

Vaughan's real estate market became more active during the second quarter of 2026, but the residential and commercial sectors followed distinctly different paths.

In the residential market, monthly sales increased from 257 transactions in April to 313 in May and 333 in June, representing approximately 903 transactions during Q2 2026. The average selling price remained relatively stable, moving from approximately $1.17 million in April to $1.19 million in June. However, prices remained below year-earlier levels, indicating that the increase in buyer activity had not yet translated into broad-based price appreciation.

Commercially, Vaughan remained one of the most significant industrial markets in the GTA. Vaughan Economic Development reported more than 106.9 million square feet of industrial inventory at the end of Q2 2026, representing approximately 61% of York Region's industrial inventory. More than $235 million in industrial building permits and approximately $402.7 million in total non-residential permit value were recorded by the end of the quarter.

The result was a market in which residential purchasers continued to benefit from meaningful selection and negotiating room, while industrial real estate remained comparatively tight and active.

Residential Real Estate Market in Vaughan – Q2 2026

Vaughan's residential market strengthened progressively through the spring of 2026.

In April, Vaughan recorded 257 residential sales, an average price of $1,169,382 and a median price of $1,116,000. Inventory stood at approximately 5.3 months. Sales increased to 313 in May, while the average price edged upward to $1,179,718. By June, sales had reached 333, the highest monthly total in the first half of 2026, while months of inventory had declined to approximately 4.9 months.

Year-over-year pricing was still softer. In June 2026, Vaughan's MLS HPI composite benchmark was approximately $1,132,200, about 6% below the previous June. The average June selling price of $1,185,018 was approximately 2.9% below June 2025.

Housing type also mattered considerably. Detached median pricing was approximately 5% below June 2025, while condominium apartment median pricing was down approximately 8.4%.

The Q2 market was best characterized as improving transaction activity within a still price-sensitive environment. Purchasers generally had time to compare alternatives, particularly in condominium and higher-priced residential segments. For appraisal purposes, recent comparable transactions are particularly important — market conditions changed substantially between the peak periods of earlier years and Q2 2026.

Q2 2026 Trend

Sales increased by almost 30% between April and June, while months of inventory gradually declined. At the same time, the average selling price changed comparatively little — buyers were returning to the Vaughan market, but remained price-sensitive.

The historic village occupies a distinctive setting between branches of the Humber River. Portions of Kleinburg-Nashville are also located within a designated Heritage Conservation District.

Maple includes established detached neighbourhoods, newer residential development, townhouses and condominium properties. Access to Maple GO Station, Major Mackenzie Drive and Highway 400 contributes to its accessibility.

Concord & Vaughan Metropolitan Centre

Historically one of Vaughan's principal industrial districts, Concord is increasingly diverse. The Vaughan Metropolitan Centre has introduced a significant concentration of high-rise condominium and mixed-use development around the Highway 7/Jane Street area and TTC subway station.

Vellore Village & Growth Areas

Vellore Village is an established neighbourhood centred around the Weston Road/Rutherford Road area with predominantly newer detached, semi-detached and townhouse development. Other recognizable submarkets include New Kleinburg, Sonoma Heights, Carrville and Patterson.

Commercial Real Estate Market in Vaughan – Q2 2026

Vaughan continued to be one of the most important commercial and industrial property markets in the Greater Toronto Area during Q2 2026.

The scale of Vaughan's industrial base is particularly significant. Vaughan Economic Development reported more than 106.9 million square feet of industrial inventory, accounting for approximately 61% of York Region's total industrial inventory.

Vaughan ranked third nationally by number of industrial building permits in Q2 2026, and sixth nationally by industrial building permit value. Industrial permit value exceeded $235 million, and total non-residential permit value exceeded $402.7 million. Approximately 869,797 square feet of new industrial space was completed in Vaughan during Q2, the second-highest total in the Greater Toronto Region.

Industrial Property in Vaughan

Industrial property is one of the defining components of Vaughan's commercial real estate market.

Vaughan contains more than 106 million square feet of industrial inventory, particularly along the Highway 400 corridor and throughout Concord, Woodbridge and the Keele/Jane employment districts. The city's location relative to Highways 400, 407 and 427, the Greater Toronto consumer market, major rail infrastructure and Pearson International Airport supports logistics, warehousing, manufacturing and distribution demand.

Vaughan Economic Development reported GTA North industrial availability at approximately 3.7% during Q2 2026. A Colliers-derived Vaughan submarket analysis placed Vaughan's availability at approximately 3.6%, with average asking net rent of approximately $17.29 per square foot. By comparison, the broader GTA average asking industrial net rent was approximately $16.22 per square foot.

Actual Q2 2026 Vaughan industrial sales illustrate the wide range of values. A GTA North market review identified four Vaughan industrial transactions over 20,000 square feet during the quarter ranging from approximately $112 to $458 per square foot — reflecting meaningful differences in property age, land component, office content, occupancy and utility.

Key industrial valuation factors

  • Gross building area and clear height
  • Number and type of shipping doors (truck-level vs. drive-in)
  • Office percentage and site coverage
  • Secured yard area and outside-storage permissions
  • Electrical capacity and column spacing
  • Highway accessibility and zoning
  • Environmental condition and excess land
  • Market rent and capitalization rates

Office and Commercial Property in Vaughan

Vaughan's office inventory includes traditional suburban office buildings, professional and medical offices, industrial-office facilities and newer Class A office space within the Vaughan Metropolitan Centre.

CBRE reported that overall suburban GTA office vacancy decreased from 20.7% to 20.2% during Q2 2026. Positive absorption was led by Class A leasing, with Toronto North among the submarkets contributing to stronger Class A demand. Average suburban asking net rent increased modestly to approximately $18.38 per square foot.

The distinction between newer and older office inventory remains important. Occupiers have increasingly favoured higher-quality space with modern building systems, amenities, transit access and parking. This is particularly relevant within the Vaughan Metropolitan Centre, where the City's planning framework seeks to establish a significant office and employment component alongside residential development.

Retail and Mixed-Use Property in Vaughan

Vaughan contains several different retail environments. Large-format and regional retail is concentrated along corridors such as Highway 7, Weston Road, Highway 400, Rutherford Road, Major Mackenzie Drive and Jane Street, while the historic centres of Woodbridge, Kleinburg and Thornhill contain smaller-scale commercial properties.

The Weston Road and Highway 7 area (Weston 7) is particularly important from a redevelopment perspective. Historically characterized by big-box retail, strip plazas and large surface parking areas, Vaughan's new planning framework envisions its evolution into a more intensive mixed-use and transit-oriented centre.

An older plaza occupying a large site near rapid transit, for example, may require an analysis of both its existing income-producing use and its potential highest and best use.

What Drives Real Estate Values in Vaughan?

Vaughan has a large and diversified economic base. Vaughan Economic Development reports approximately 19,734 businesses with employees, and the municipality benefits from access to a labour force of approximately 3.9 million people within a one-hour drive.

The City's identified key sectors include agri-food and food processing, automotive, construction and building materials, healthcare and life sciences, information and communications technology, logistics and distribution, tourism and film.

Manufacturing remains especially significant — Vaughan Economic Development reported that manufacturing generated approximately $4.1 billion, or 15%, of Vaughan's real GDP in 2024. The city also benefits from major transportation infrastructure, proximity to Toronto and Pearson International Airport, and access to major rail and highway networks.

Major Commercial and Employment Areas in Vaughan

Highway 400 Corridor

The Highway 400 corridor forms the core of Vaughan's industrial and employment market. Industrial areas extend through Concord and Woodbridge and contain manufacturing, distribution, warehousing, construction-related and corporate operations.

Keele Street / Concord Employment Area

The Keele and Concord areas contain a substantial concentration of mature industrial properties, including manufacturing facilities, warehouses, flex buildings and multi-tenant industrial properties.

Jane Street Employment Corridor

Jane Street contains industrial, commercial and mixed employment uses north and south of Highway 7. Its relationship to Highway 400, the VMC and rapid transit makes land use particularly varied.

Weston Road / Highway 7 (Weston 7)

Historically dominated by commercial and large-format retail uses, the Weston 7 planning framework anticipates considerably more mixed-use and transit-oriented development.

Vaughan Metropolitan Centre

The VMC is Vaughan's principal emerging high-density mixed-use and office node, supported by TTC subway and Viva rapid transit.

Highway 27 / Highway 427 Employment Areas

Western Vaughan contains substantial logistics, distribution, industrial and employment lands with particularly strong access to Highways 407 and 427.

Transportation and Accessibility

Transportation infrastructure is one of Vaughan's most significant real estate advantages.

Highway 400 provides direct north-south access through the city, while Highway 407 provides a major east-west route across the GTA. Highway 427 serves western Vaughan, while Highway 7 functions as an important commercial and transit corridor.

The Vaughan Metropolitan Centre TTC station provides Line 1 subway service connecting Vaughan directly with Toronto. York Region's Viva rapid transit system operates along Highway 7, and Vaughan is also served by Maple GO Station and Rutherford GO Station on the Barrie GO line.

Transportation accessibility affects industrial trucking and logistics, employee accessibility, office location, commuting, residential demand, intensification potential and commercial exposure. The effect on an individual property's market value must nevertheless be established from actual market evidence rather than assumed.

Development, Planning and Zoning in Vaughan

Development and planning are especially important valuation considerations in Vaughan because the municipality is expected to accommodate significant growth over the coming decades.

The Vaughan Official Plan 2025 forecasts a population of approximately 575,900 and employment of approximately 354,300 by 2051. It directs a significant proportion of future residential development toward intensification and Strategic Growth Areas, particularly around rapid-transit infrastructure.

Two major areas of intensification are particularly relevant. The Vaughan Metropolitan Centre is Vaughan's highest-order Strategic Growth Area, planned as the municipality's downtown with significant residential, office, retail and institutional development. The Weston Road/Highway 7 area is planned to transition from predominantly low-density retail and commercial development toward a denser mixed-use and transit-oriented urban centre.

For appraisal purposes, an Official Plan designation should not be confused with zoning. Development potential should be determined through review of the applicable Official Plan, Secondary Plan, zoning by-law, site-specific exceptions, development approvals, servicing conditions and other applicable planning controls.

What Affects Property Value in Vaughan?

There is no single "Vaughan price per square foot" that reliably determines market value. A professional appraisal considers the specific competitive market for the property, rather than applying a municipal average to an individual asset.
