Residential Real Estate Market in Oshawa – Q2 2026

Oshawa's residential market offers some of the most affordable freehold housing within commuting distance of Toronto, and this relative affordability has been a consistent driver of demand from households priced out of western GTA markets.

Detached homes averaged approximately $855,000 in June 2026, while townhouses averaged approximately $680,000 and condominium apartments approximately $460,000. The spread between housing types reflects Oshawa's predominantly suburban residential character and the relative scarcity of condominium inventory.

The sales-to-new-listings ratio moved from approximately 38% in April toward 44% by June, while average days on market declined from approximately 31 to 25. Properties sold for an average of approximately 99% of asking price by June.

Oshawa's University of Ontario Institute of Technology (Ontario Tech University) and Durham College also support demand for rental and condominium properties near the north Oshawa campus.
