Oakville Real Estate Market – Q2 2026

Oakville's residential market strengthened through the second quarter of 2026, although conditions varied substantially by housing type and price range.

Approximately 848 residential properties sold during Q2 2026, based on 247 transactions in April, 313 in May and 288 in June. Average monthly selling prices ranged from approximately $1.42 million to $1.63 million, reflecting Oakville's high-value housing stock as well as changes in the mix of properties sold from month to month.

By June, Oakville recorded 288 sales, up 11.2% from June 2025, while the average selling price of approximately $1,424,648 was 1.6% lower year-over-year. The median price was approximately $1,311,500. Overall months of inventory had declined to approximately 4.3 months, indicating more balanced conditions than were evident earlier in the spring.

Commercially, Oakville remained an important western GTA employment and industrial market. Q2 industrial availability was approximately 4.0%, with average asking net rent around $16.92 per square foot. The municipality was also actively reviewing its employment-area planning framework during Q2 2026, making land-use policy particularly relevant to the valuation of employment and redevelopment properties.

Residential Real Estate Market in Oakville – Q2 2026

Oakville began Q2 with relatively elevated inventory and a sales-to-new-listings ratio of approximately 32%. Conditions gradually tightened as the quarter progressed, reaching approximately 39% by May and June.

The quarterly figures show why Oakville cannot simply be described as either a rising or declining market. Sales improved and inventory tightened, but the average price fluctuated considerably because Oakville contains a substantial luxury and high-end detached housing segment. A relatively small number of very high-value sales can significantly affect the municipality-wide average.

Well-located detached properties continued to attract demand, while condominium purchasers generally had more choice and negotiating leverage. Detached sales were up 31.5% from June 2025, although the average detached price was 8.5% lower. Condominium apartments remained a softer segment, with approximately 6.1 months of inventory and an average price approximately 20% below the previous June.

For appraisal purposes, recent comparable sales within the same neighbourhood, price category and housing type are considerably more informative than a single Oakville-wide average price.

Q2 2026 Trend

Detached sales rose 31.5% year-over-year in June, but the average detached price was still 8.5% lower. Meanwhile, condo apartments carried 6.1 months of inventory and averaged 20% below June 2025 — two very different markets within the same municipality.

Major corporate and industrial investment has included the ongoing transformation of the Ford Oakville Assembly Complex.

Industrial permit activity was particularly strong in 2025, immediately preceding the Q2 2026 market. Oakville's industrial market remained relatively tight during Q2 2026.

A Colliers-derived market analysis reported overall availability of approximately 4.0%, average asking net rent of approximately $16.92 per square foot and net absorption of approximately +23,042 square feet. No significant new industrial supply was reported as having been delivered during the quarter.

The performance of Winston Park differed from the broader Oakville market. The submarket recorded approximately 216,682 square feet of negative absorption, causing availability to rise to 5.8% with asking rent of approximately $16.24 per square foot. This demonstrates why an Oakville-wide industrial statistic should not automatically be applied to every property.

Oakville's high underlying land values can be particularly important when analyzing older industrial properties on comparatively large sites.

Key industrial valuation factors

  • Gross building area and clear ceiling height
  • Truck-level and drive-in shipping
  • Office percentage and site coverage
  • Yard area and outside storage
  • Electrical capacity and construction quality
  • Building age, condition and environmental condition
  • QEW and Highway 403 access
  • Zoning and excess land
  • Redevelopment or expansion potential
  • Underlying land value

For broader context, CBRE reported that suburban GTA office vacancy declined from 20.7% to 20.2% during Q2 2026, with average suburban asking net rent of approximately $18.38 per square foot. These are regional rather than Oakville-specific statistics.

Oakville is served by Oakville GO Station and Bronte GO Station on the Lakeshore West line, providing regional commuter rail connectivity.

Transportation access is particularly significant to Oakville's industrial and office markets because of the municipality's position between Mississauga and Burlington.

Development, Planning and Zoning in Oakville

Midtown Oakville is one of the municipality's most important long-term redevelopment areas. The Town is planning for Midtown to evolve into a dense, mixed-use and transit-oriented urban centre surrounding Oakville GO Station. Transportation and stormwater master planning work was completed during early 2026, while the Town continued implementation work associated with Official Plan Amendment 70.

For appraisal purposes, properties in Midtown may require analysis of existing income together with redevelopment potential, planning permissions, density, infrastructure requirements and development timing.

Oakville was also undertaking a comprehensive review of its employment lands during Q2 2026. A statutory meeting occurred on June 15, 2026, addressing proposed amendments that would reorganize employment designations into categories including Core Employment and Diversified Employment. This is particularly relevant to industrial and development-land appraisal because changes in employment-area policy can affect permitted uses and highest and best use.

What Affects Property Value in Oakville?

There is no single "Oakville price per square foot" that reliably determines market value. A professional appraisal considers the specific competitive market for the property, rather than applying a municipal average to an individual asset.
