Approximately 390 residential properties sold in Milton during Q2, based on approximately 118 sales in April, 143 in May and 129 in June. Average monthly prices ranged from approximately $1,030,000 to $1,085,000 through the quarter.

By June, Milton's MLS HPI composite benchmark was approximately $1,008,000, down approximately 4.8% year-over-year. The municipality had approximately 3.8 months of inventory and a sales-to-new-listings ratio of approximately 41%, indicating broadly balanced conditions.

Commercially, Milton remained one of the GTA's most significant industrial markets. The Highway 401 corridor through Milton and Halton Hills continued to attract major logistics, distribution and manufacturing users, and Milton's industrial availability remained comparatively tight at approximately 4.1% during Q2.

Residential Real Estate Market in Milton – Q2 2026

Milton's residential market has been shaped by its position as one of Ontario's fastest-growing municipalities. The town's population growth has driven substantial new residential construction, and the housing stock reflects this — a large proportion of Milton's homes are relatively new, with many subdivisions developed since 2000.

Detached homes remained the dominant housing type and averaged approximately $1,180,000 in June 2026. Townhouses averaged approximately $870,000 and condominium apartments approximately $590,000. The spread between housing types reflects both the suburban character of Milton's housing stock and the relative scarcity of condominium inventory.

The sales-to-new-listings ratio moved from approximately 36% in April toward 41% by June, while average days on market declined from approximately 32 to 26. Properties sold for an average of approximately 99% of asking price by June.

Milton's relative affordability compared with Oakville and Burlington, combined with Highway 401 access and GO Transit service, continues to attract households seeking newer freehold housing within the Halton Region market.

Q2 2026 Trend

Milton's June MLS HPI benchmark of approximately $1,008,000 was about 4.8% below June 2025. With 3.8 months of inventory and a 41% sales-to-new-listings ratio, conditions were broadly balanced — more active than early 2026 but still providing buyers with meaningful selection.

Commercial Real Estate Market in Milton – Q2 2026

Milton's commercial real estate market is anchored by its position along the Highway 401 corridor and by the municipality's role as a major GTA logistics and industrial hub.

The municipality contains industrial, manufacturing, logistics, warehouse, office, retail and service-commercial properties, together with substantial employment land along Highway 401 and in the Derry Green Business Park.

Milton's economic development priorities include advanced manufacturing, agri-food, clean technology, logistics and professional services.

Industrial Property in Milton

Milton's industrial market was one of the tighter segments within the broader Halton Region industrial corridor during Q2 2026.

A Colliers-derived analysis reported Milton industrial availability of approximately 4.1%, with average asking net rent of approximately $17.20 per square foot. Milton's availability rate was lower than Burlington's approximately 5.8% and considerably lower than some eastern GTA markets, reflecting continued demand from logistics and distribution users attracted by Highway 401 access.

Milton's industrial inventory is concentrated in the Derry Green Business Park, the Highway 401 employment corridor and established industrial areas along Steeles Avenue and Industrial Drive. The Derry Green Business Park in particular has attracted major logistics and distribution tenants and continues to see new construction.

For appraisal purposes, the distinction between modern large-bay logistics facilities in Derry Green and older small-bay industrial properties in established Milton employment areas is significant, as the two segments attract different users and trade at materially different values per square foot.

Key industrial valuation factors

  • Building area and clear ceiling height
  • Truck-level and drive-in shipping
  • Office percentage and site coverage
  • Yard area and outside storage
  • Electrical capacity and building age
  • Highway 401 access and interchange proximity
  • Derry Green vs. older industrial inventory
  • Zoning and environmental condition
  • Redevelopment potential

Retail and commercial property values in Milton are influenced by traffic volumes, visibility, parking, anchor tenancy, lease terms and the competitive retail environment within Halton Region.

Properties within or adjacent to these Secondary Plan areas may have development potential that requires analysis of planning permissions, approved density, servicing and development timing.

Milton's Official Plan was updated to reflect the Province's revised growth forecasts and the requirements of the Growth Plan for the Greater Golden Horseshoe. The municipality is expected to accommodate substantial additional population and employment growth through 2051.

For appraisal purposes, properties in Milton's designated growth areas may require analysis of both existing use value and potential development value, with the latter dependent on planning permissions, servicing availability, development charges and market timing.

What Affects Property Value in Milton?

There is no single "Milton price per square foot" that reliably determines market value. A professional appraisal considers the specific competitive market for the property, rather than applying a municipal average to an individual asset.
