Ajax Real Estate Market – Q2 2026

Ajax's residential market remained active during Q2 2026, although pricing continued to reflect the broader affordability adjustment occurring throughout the GTA.

Approximately 322 Ajax homes sold during the quarter, based on about 100 sales in April, 126 in May and 96 in June. Average prices ranged from approximately $840,000 to $877,000 through the quarter.

By June, Ajax's MLS HPI composite benchmark was approximately $847,800, down 6.7% year-over-year. There were approximately 320 active listings and 3.3 months of inventory, while the sales-to-new-listings ratio was approximately 36.6%.

Commercially, Ajax remained an important Durham Region industrial market. Q2 industrial availability was comparatively elevated at approximately 9.5%, while average asking net rent remained approximately $17.02 per square foot. At the same time, major new industrial supply was reaching the market, including the Creekside Ajax development.

Residential Real Estate Market in Ajax – Q2 2026

Transaction activity peaked in May before moderating in June, but the overall market remained active. The June benchmark of approximately $847,800 remained below the previous year, indicating that improved sales conditions had not yet produced broad price appreciation.

The relatively lower price point compared with Toronto and western GTA municipalities remains part of Ajax's appeal to households seeking freehold housing with access to Highway 401 and GO Transit.

May property-type data illustrates the range within Ajax: detached homes averaged approximately $938,220, semi-detached $775,667, townhouses $744,865 and condominium apartments $461,950.

For appraisal purposes, the relevant comparison remains the local competitive market rather than a simple regional affordability ranking.

Q2 2026 Trend

Ajax's June MLS HPI benchmark of $847,800 was 6.7% below June 2025 — one of the larger year-over-year declines in the eastern GTA. With 3.3 months of inventory and a 36.6% sales-to-new-listings ratio, the market remained balanced but buyers retained meaningful leverage.

Commercial Real Estate Market in Ajax – Q2 2026

Ajax's commercial market is strongly influenced by its location along Highway 401 within the Durham Region industrial corridor.

The municipality contains manufacturing, logistics, warehousing, retail, office and service-commercial properties together with substantial newer employment development north of Highway 401.

Ajax identifies key economic sectors including advanced manufacturing, logistics, warehousing and storage, energy, environment and engineering, business services, healthcare, tourism and agribusiness.

Industrial Property in Ajax

Ajax's industrial market differed materially from tighter Durham submarkets such as Oshawa during Q2 2026.

A Colliers-derived analysis reported availability of approximately 9.5%, average asking net rent of approximately $17.02 per square foot, net absorption of approximately -56,000 square feet and an average reported sale price of approximately $234 per square foot.

The relatively high availability rate meant industrial tenants had greater choice and potentially more negotiating leverage than in several other GTA East markets. Interestingly, asking rents remained among the higher levels in the eastern GTA, reflecting the quality and location of available inventory rather than availability alone.

Ajax also experienced significant new industrial construction during Q2 2026. The Creekside Ajax Campus at 560 Kingston Road East is planned as a multi-phase industrial development totalling more than 2.3 million square feet. Phase I, containing approximately 290,000 square feet of new Class A industrial space, was scheduled for delivery during Q2 2026. Large-scale modern projects such as Creekside increase Ajax's supply of high-clear, institutional-quality industrial space and can create a distinct competitive market from the municipality's older industrial inventory.

Key industrial valuation factors

  • Building area and clear ceiling height
  • Truck-level and drive-in shipping
  • Office percentage and site coverage
  • Yard area and outside storage
  • Electrical capacity and age/condition
  • Highway 401 access
  • Zoning and environmental condition
  • New vs. older inventory distinction
  • Redevelopment potential

Retail and Mixed-Use Property in Ajax

Ajax's principal commercial corridors include Kingston Road, Harwood Avenue, Bayly Street, Westney Road, Salem Road and Taunton Road.

The municipality contains neighbourhood plazas, larger-format retail centres, automotive properties, restaurants, office properties and mixed-use development.

The Downtown Regional Centre around Harwood Avenue and Bayly Street has historically represented an important commercial concentration, while development pressure around Ajax GO Station is creating a new transit-oriented mixed-use market.

What Drives Real Estate Values in Ajax?

Advanced manufacturing has historically been one of Ajax's most important employment sectors, alongside logistics, warehousing, energy, environment and engineering, business services, healthcare, tourism and agribusiness.

Ajax's combination of Highway 401 access, GO Transit connectivity and relatively affordable land has supported continued industrial and employment growth within the Durham Region corridor.

Major Commercial and Employment Areas in Ajax

Central Employment Area

The established employment area south of Highway 401 contains industrial, manufacturing and commercial properties and benefits from access through the Westney Road interchange.

Carruthers Creek Employment Area

Includes newer employment development associated with Salem Road and the Highway 401 corridor.

Audley Road / Salem Business Area

Eastern Ajax contains substantial newer industrial and employment lands centred around Salem Road and Audley Road.

Notion Road

A smaller established employment district near the western municipal boundary.

Transportation and Accessibility

Highway 401 is Ajax's principal regional transportation route and is one of the most significant influences on the municipality's industrial and commuter markets. Major north-south roads include Westney Road, Harwood Avenue, Salem Road and Audley Road.

Kingston Road and Bayly Street are important east-west commercial and transportation corridors. Ajax GO Station provides Lakeshore East GO rail service toward Toronto and other Durham municipalities.

This combination of highway and commuter-rail infrastructure supports residential demand while also making Ajax attractive to industrial and logistics users serving the eastern GTA.

Development, Planning and Zoning in Ajax

Ajax's Official Plan is currently undergoing a comprehensive review considering updated population and employment forecasts, commercial land requirements, employment areas, natural heritage and the municipality's future urban structure.

As of 2026, land-use planning in Ajax must also reflect the Envision Durham Regional Official Plan, which became part of Ajax's local planning framework following changes to upper-tier planning responsibilities effective January 1, 2025.

One of the most important Ajax real estate developments during Q2 2026 occurred around Ajax GO Station. On June 22, 2026, Ajax Council adopted Official Plan Amendment 99 and approved Zoning By-law Amendment 69-2026 for the Ajax GO Station Secondary Plan. The framework is intended to transform portions of the existing industrial area surrounding Ajax GO Station into a higher-density, transit-oriented mixed-use community within approximately 800 metres of the station.

As of the end of Q2, OPA 99 had been adopted but remained subject to provincial approval, and the related zoning amendment was not to come into effect until the Official Plan Amendment received approval. Properties in the GO Station area should not automatically be valued as fully approved high-density development land simply because the Secondary Plan has been adopted. The applicable approval status, zoning, permitted density, development timing and existing use must be examined at the parcel level.

What Affects Property Value in Ajax?

There is no single "Ajax price per square foot" that reliably determines market value. A professional appraisal considers the specific competitive market for the property, rather than applying a municipal average to an individual asset.
